Council approved a Development Permit for a duplex on the property on July 23, 2012. A building permit is currently under review.
Overview
An application for a Duplex Development Permit with two duplex units with on-site parking and one parking space on Duchess Avenue has been received. The proposal involves three zoning bylaw variance requests, as described below:

The variances are requested in order to address design concerns including creating better front entrance definitions to each unit and to provide balconies and deep roof overhangs. Although variances are requested, they help to achieve sustainability measures, create better access and do not impact surrounding neighbours due to the site being on a lower elevation than the neighbours above.
