Development Application - Active Applications

An application for an Environmental Development Permit and Foreshore Development Permit with variances has been submitted to allow for renovation, restoration, and expansion of the significant heritage building known as the “Navvy Jack House” on the subject site, which consists of two legal lots.

Lawson Creek travels along the eastern property line of the subject site. An Environmental Development Permit is required due to the proposed works within the 15-metre setback from the top of the watercourse bank. Further, a Foreshore Development Permit is required for alteration to the existing building within 15 m of the natural boundary of the ocean.

Under the Watercourse Development Permit and Foreshore Development Permit, zoning variances may be considered by the Director of Planning and Development Services to prevent or reduce loss of habitat within 15 metres of the top of the watercourse bank and to protect the building from coastal flooding hazards. Zoning bylaw variances to the south yard setback and to allow the building to straddle the property line between the two lots are requested, as per proposed plans, to allow for the proposal.
