2859 Bellevue Avenue (house & coach house)

A development permit application has been received for a single-family dwelling and coach house at 2859 Bellevue Avenue. The site is bisected by Rodgers Creek. A development permit is required where there is work within 15 metres from top of bank and for the coach house.

The single-family dwelling and coach house comply with the zoning bylaw and development permit guidelines, however setback variances are requested to the front, rear and west side yards. The setbacks are to create an alternative building envelope to allow for adequate setbacks from Rodgers Creek. Zoning Bylaw variances may be considered in order to prevent or reduce loss of habitat within 15 metres from top of bank.

Council has delegated the approval of environmental and detached secondary suite development permits to the Director of Planning and Development Services, subject to public input. Notification to surrounding neighbours will be given in accordance with the Development Procedures Bylaw prior to the Director giving consideration to the development permit.
