June 2022 update

The Director of Planning and Development Services considered and approved the amendment to Environmental Development Permit 21-108 on February 15, 2022. 

January 2022 update

The property owners of 1825 Mathers Avenue have submitted an application to amend approved Environmental Development Permit 21-108 for redeveloping a new single-family dwelling requiring zoning bylaw variances.
 
An Environmental Development Permit is required if an individual is doing any work within 15 metres (m) of the top of a watercourse bank. Under the Official Community Plan, the development permit guidelines NE 13 for watercourse protection allow staff to consider zoning bylaw variances in order to prevent or reduce loss of habitat within 15 m of the top of the watercourse bank. 
 
Environmental Development Permit 21-108 approved landscaping within the watercourse protection area including riparian planting, tree work, and the construction of stairs, retaining walls, a balcony, sitting area, and water features which would be further from the watercourse than existing structures. A two-storey plus basement dwelling, including a garage and concrete driveway, are proposed to be constructed outside the 15-metre setback.

The applicant is proposing to reduce the front yard setback of the previously approved new dwelling. The proposal requires the following variance: 

  • Front yard setback reduced from 9.1 m to 7.5 m: 1.6 m variance

As part of the consideration process, neighbours within 50 metres of 1825 Mathers Avenue will receive written notice about the application and will be given two weeks to provide comments to staff on the proposal. The deadline for comments is February 4, 2022.
