Process for Consideration
 

Construction Update – November 2023

  • Foundation works are nearing complexion
  • Ministry of Transportation approval completed
  • Superstructure permit to be issued early December
  • Water main upgrade along Clyde Avenue to be complete by District crews (timing to be defined)

February 2023

Please be informed that Executive Group Development will be commencing construction on-site in support of our Executive on the Park development. They will begin with a sanitary sewer upgrade project. Construction will take approximately three weeks commencing on Tuesday, February 14, 2023. Please follow all safety signage posted on the perimeter of the work site and do not enter the site under any circumstances.

January 2022

After the conditions to adoption were completed, Council approved the rezoning and development permit for the 8-storey building at the north east corner of Marine Drive and Taylor Way on December 15, 2021. The approval also included the legal protection of the existing commercial heritage building at 660 Clyde Avenue. Next steps will be for the applicant to submit materials for the required building permits prior to commencing construction.

October 2021

Council held a public hearing on the proposed bylaws on October 19, 2021 and after closing the public hearing, gave the bylaws second and third readings. Once the following conditions to adoption are completed, the bylaws and development permit will be scheduled for approval by Council: Ministry of Transportation and Infrastructure approval on the rezoning bylaw; payment of the voluntary Community Amenity Contribution (CAC); and registration of the development covenant at the Land Titles Office.

September 2021

Council gave first reading to the proposed bylaws at its September 13, 2021 meeting and set the date for a public hearing on October 19, 2021 at 6 p.m.

Prior to the public hearing, the applicant is hosting an online public information meeting on October 5, 2021 from 12–1 p.m and 6–7 p.m.

January 2019

The proposal was considered by the Heritage Advisory Committee (HAC) on January 10, 2019. The committee made the following recommendation:

THAT the Heritage Advisory Committee SUPPORT the application subject to further review of the following items:

  • Further design development of the landscape plans for the overall site to celebrate the heritage building site including the parkette and interior and exterior aspects of the heritage building;
  • Consider public access as part of the proposal i.e. such as inclusion as part of public tours, etc.; and
  • Attempt to announce the presence of the building i.e. such as installation of a heritage plaque on site.

AND commends the applicant for the quality of the proposal.

The next step in the application review process is for a package to be prepared for consideration by Council.

Traffic Impact Assessment

November 2018

Executive Group has applied for a rezoning for 660 Clyde Avenue and 657 and 675 Marine Drive for an 8-storey building containing 89 residential units (68 condo units and 21 rental units). The proposed rezoning is consistent with the policies and design directions contained with the Council approved Marine Drive Local Area Plan.

The proposal was considered by the Design Review Committee on May 17 and June 21, 2018, the Public Art Advisory Committee on June 13, 2018, and the Accessibility Committee on Disability Issues on July 5, 2018.

A Development Proposal was submitted for 660 Clyde Avenue, 657 and 675 Marine Drive in the fall of 2016. The proposal has been on hold pending the completion of the Marine Drive Local Area Plan and Design Guidelines (approved June 2017).

September 2016

A Development Proposal has been submitted for 660 Clyde Avenue, 657 and 675 Marine Drive. The site is bounded by Clyde Avenue to the north, Marine Drive to the south, offices to the east and the mall parkade to the west.
