June 2022 update

The Gateway project contains the following amenities that will be owned by the District of West Vancouver:
 
Child care centre

  • 37 spaces of child care, made up of 12 spaces for children under 36 months, and 25 spaces for children aged 30 months to five years old

Supportive housing

  • 11 units, made up of two studios, eight one-bedroom suites, and one two-bedroom suite

The District of West Vancouver is in discussion with two not-for-profit organizations to operate the child care centre and supportive housing.
 
An update, with information on how to apply for a housing unit or a child care space, will be provided on this web page once the operators are selected and opening dates confirmed. 

August 2020 update

Council approved the bylaws at its meeting on August 13, 2020 to allow for 5 additional storeys to each building and to secure the additional rental units in perpetuity with a Housing Agreement.

July 2020 update

A public hearing regarding the Gateway Residences at Park Royal was held on July 16, 2020. The public hearing is now closed and the applicant is working on completing conditions prior to the bylaws being scheduled for approval by Council.

June 22 2020 update

The public hearing regarding the Gateway Residences at Park Royal,  previously scheduled for June 23, 2020, has been rescheduled to July 16, 2020, due to an incorrect project rendering in the notice. A public meeting will be held concurrently.

May 2020 update

Council gave first reading to the proposed bylaws on May 25, 2020, and set the date for a public hearing on June 23, 2020, at 7 p.m. in the Municipal Hall Council Chamber (via electronic communication facilities).

Prior to the public hearing, the applicant hosted a physical meeting on June 11, 2020 and a virtual meeting between June 10 to 12, 2020. The applicant has provided a summary of the public meetings. Please note that these were not District consultations, they were development-sponsored meetings.

November 2019 update

The Design Review Committee considered the proposal at its November 21, 2019 meeting. The committee recommended support of the proposal.

An application has been received for the "Gateway Residences" at 707 and 723 Main Street (previously addressed/known as 752 Marine Drive). The proposal is to rezone the site to add more units, floor area and building height. Key technical features of the proposal are:

  • 95 additional rental units;
  • 5 floors added to each building, resulting in increased building heights from 11 to 16 storeys and 14 to 19 storeys;
  • a gross site density of 3.07 Floor Area Ratio (FAR);
  • 119 additional bicycle parking/storage spaces; and
  • no additional parking.

The development proposal will be considered by Council (date to be determined). Providing the proposal advances, a Public Hearing will be required which will allow for public input on the application.

Prior to submitting the application, Council considered the direction of a preliminary development proposal at the July 22, 2019 Council meeting and referred it to public consultation. The applicant held a public information meeting on its plans on September 24, 2019. Please note that this was not a District consultation, it was a development sponsored meeting.

November 2018 update

Park Royal applied for amendments to the approved development permit for its project at 752 Marine Drive. The Director of Planning and Development Services is delegated authority to approve minor changes to any approved and issued Council development permit where the changes do not materially affect the intent of the plans.

A summary of the approved amendments include:

  • general building geometry adjustments and other door, balcony and solar shade modifications
  • mechanical adjustments including penthouses and expressions at the public realm
  • plaza adjustments to facilitate accessibility and water jet patterning

July 2017

Park Royal Shopping Centre submitted a development application for 752 Marine Drive (the former location of the White Spot restaurant) that was originally received in 2012.

The proposal has been on hold since 2015 as the applicant was tasked with responding to a number of items by Council.

Since that time, the Marine Drive Local Area Plan and Design Guidelines has been adopted as part of the Official Community Plan by Council earlier this year (June 2017). It is expected that the applicant will be revising its proposal to comply with the new Local Area Plan. 

This page will be updated with new information once it becomes available.

January 2015

The project appeared before the Design Review Committee (DRC) on January 29, 2015 in order for the Committee to evaluate the applicant’s response to earlier DRC comments. Please note: drawing files have been compressed for the web. Please contact the Planning Department for high resolution files.

November 2014

The Design Review Committee (DRC) reviewed the revised proposal on November 20, 2014, found significant improvements had been made, and recommended a final re-submission to address a number of detailed design items.
