The Director of Planning and Development Services considered and approved the amendment to Environmental Development Permit 22-040 on March 1, 2023.

February 2023 Update

The owners of 99 Deep Dene Place have submitted an application to amend approved Environmental Development Permit 22-040 for proposed works to the existing single family dwelling requiring zoning bylaw variances.

Houlgate Creek flows west of the property, parallel to the west property line. An environmental development permit is required due to proposed works within the 15-metre setback from the top of the watercourse bank. Variances to the Zoning Bylaw may be considered in order to prevent or reduce loss of habitat within 15 metres of the top of the watercourse bank.

Environmental Development Permit 22-040 approved works within the 15-metre watercourse setback, including conversion of the existing carport to an enclosed garage on the northeast side of the single family dwelling, as well as the addition of a second level to the single family dwelling. 

No zoning variances were identified by the applicants at the time of approval. The applicants are now requesting minor zoning variances as per proposed plans to allow for the proposed works, requiring an amendment to the approved environmental development permit.

Council has delegated the approval of environmental development permits to the Director of Planning & Development Services, subject to public input. Please provide your written comments no later than 4:30 p.m. on February 24, 2023, to make them available to the Director for his consideration.
