Further consideration of an application for a Heritage Alteration Permit for 4768 The Highway is scheduled to be considered by the Lower Caulfeild Advisory Committee (LCAC) on Wednesday, January 27, 2016. The meeting starts at 6 p.m. and will be held in the Caulfeild Cove Hall at the St. Francis-in-the-Wood Anglican Church located at 4773 Piccadilly South, West Vancouver.

The applicants wish to present new information to the LCAC in response to the Committee's recommendations made in 2013.

Background

An application for a Heritage Alteration Permit for 4768 The Highway to replace the existing house with a new house was considered by the LCAC on June 4, 2013.  The recommendation of the Committee was support for the proposal, subject to the property owner re-examining the view corridor from the adjacent property to the north, and potential overlook on the property to the south, and deletion of the proposed vehicular gate.  Since that time, the applicant has not submitted revised plans and the proposed Heritage Alteration Permit has not been approved or issued.

The proposal

The proposal is to replace the older house with a new house. Highlights of the proposal are:

  • New single-level home with a ½ walk out basement
  • Contemporary design with a flat roof
  • The new house will sit below the highest roof peak of the existing dwelling on the property
  • Retention of the front trees and driveway entrance
  • New landscaping with simplification/elimination of many existing retaining walls on the interior of the property
  • Rock removal is required to accommodate construction of a new garage attached to the house, and for some improvements to the driveway layout and turn-around area
  • Renovation of the existing carport into an enclosed garage/storage building
