Heritage Alteration Permit - Approved Applications

July 25, 2013 project update

On July 22, 2013 the Director of Planning, Land Development and Permits authorized amendments to HAP No. 12-021 in response to changes requested by the applicant.  These are for improved functionality, budgeting and other reasons and are considered minor in scope.  The general nature of the changes are:

  • A small 14 square foot rear addition to replace a large window.
  • Window and door modifications in response to interior floor plan changes.
  • A bank of skylights was eliminated and skylights along the northeast elevation were reduced from 3 panels to 1 panel.
  • Rock removal in the basement to address foundation issues and to increase the floor-to-ceiling height in an existing crawl space.

The Director of Planning has approved the amendments as they are: in keeping with the Lower Caulfeild Heritage Conservation Area Guidelines HE 6; are in substantial compliance with approved HAP No. 12-021; the addition, window, door and skylight changes were minor in nature; and rock removal was limited to the interior of the house.

An amended Heritage Alteration Permit was approved on December 5, 2012, after the LCAC reviewed the proposal on November 28, 2012, where it was given a recommendation of support. A building permit was issued on December 17, 2012, and construction is underway.
