Background

The owners of 1247 Keith Road have submitted an application for a minor development variance permit to extend a second storey deck on the front (south) elevation of the existing single-family dwelling on the subject property.

The existing deck is an irregular configuration designed to comply with the required front yard setback from the angled front property line along Keith Road. The proposal is to extend the deck by 5.82 m2 so that it is rectilinear, allowing the space to be functional. The new guardrail is proposed to be obscured glass to provide privacy for the owners, as well as to minimize overlook concerns for neighbouring properties.

The following zoning bylaw variances, as per proposed plans, are required to accommodate the proposal:

  1. To vary the minimum front yard from 7.6 metres to 6.08 metres.
  2. To vary the lot coverage from 40% of the lot area maximum to 41.5% of the lot area.

A Minor Development Variance Permit may be delegated to the Director of Planning and Development Services if it is for a single-family site and it only varies provisions of the Zoning Bylaw with respect to the siting, size, and dimensions of buildings or structures, or off-street parking requirements. 

Proposed Plans

Council has delegated the approval of minor development variance permits to the Director of Planning and Development Services, subject to public input. Please provide your written comments no later than 4:30 p.m. on August 6, 2024, to make them available to the Director for their consideration.
