4056 Ripple Place

Development Application - Preliminary Projects

The District has received a Preliminary Development Proposal to subdivide the property at 4056 Ripple Place. The existing house will be retained on the proposed northern lot and a new single-family dwelling is proposed to be constructed on the infill lot (proposed southern lot).

The proposal will require a rezoning and would be considered under Official Community Plan policy 2.1.1 which aims to consider site-specific applications to enable the development of smaller houses on smaller lots in existing detached residential areas. Zoning Bylaw variances are proposed to accommodate the proposal as per proposed plans.

Preliminary Public Information Meeting

In accordance with the Preliminary Development Proposal and Public Consultation Policy, the applicant hosted a preliminary public information meeting on Monday, December 2, 2024 to seek public input on the preliminary proposal. 

Next Steps

The next step is submission of a formal rezoning application. Once a formal rezoning application is received, the District will process the development application in compliance with the Development Procedures Bylaw which requires ongoing public consultation.
